Acting on behalf of the EIB Group, CBRE’s Occupier Services department led the strategic review process aimed at identifying a long-term solution capable of supporting the institution's operational requirements while aligning with its sustainability objectives. After a thorough review of the Brussels office market and available development opportunities, Treemont, formerly known as Montoyer 24, stood out as the ideal solution for its prime location, strong ESG credentials and capacity to support the EIB Group’s future workplace ambitions.
The transaction will allow the EIB Group to bring together its Permanent Representation teams currently spread across Schuman 6 and Loi 227 buildings into a single state-of-the-art office project designed to meet the highest environmental, workplace and operational standards.
The agreement covers approximately 3,000 m², comprising 2,937 m² of office space, 141 m² of archive space complemented by a dozen parking spaces. The deal has been structured as a usufruct agreement, providing the long-term visibility required by one of Europe's leading financial institutions.
Developed by Nextensa and located just 150 metres from Square de Meeûs, Treemont offers direct access to the European institutions and the wider Leopold District, one of Brussels' most sought-after office submarkets.
The project exemplifies the next generation of sustainable office real estate. The building is targeting BREEAM Excellent certification at design stage, with the objective of achieving BREEAM Outstanding in operation, alongside WELL Platinum certification. These credentials position the scheme among the most ambitious ESG-focused office developments in Brussels. Treemont is scheduled for completion in Q2 2028.
