The Brussels office market recorded higher occupier activity in Q3 2026, with take-up surpassing the five-year average, as several large occupier transactions were completed. Demand for selected, recently delivered developments and high-quality Grade A office buildings remained resilient, supporting prime rental levels. New developments continue to come to market, but availability remains concentrated in ageing stock.
Against a backdrop of modest economic growth, stubborn inflation and higher interest rates, occupiers and investors continue to navigate a more challenging environment. While leasing activity has gained pace, investment volumes remain constrained, as elevated financing costs and market uncertainty encourage a more selective approach.
