CBRE Belgium has very recently moved its Brussels headquarters to brand new offices located Boulevard de Waterloo 16. Waterloo 16 or W16 is an iconic, 7-floor modernist building in the heart of the Toison d'Or district. CBRE occupies the top 3 floors totalling 2,300m² office area.
CBRE Belgium’s Workspace department was responsible for the design of the offices and the coordination of the works. Since office design is one of CBRE's core activities, no expense was spared in creating a pioneering office concept that can also serve as a demonstration area.

The new workspace puts technology at the service of users. Flexible working is possible everywhere, in all comfort and safety. CBRE's workplace has been equipped with a new air-conditioning system, integrated communication and network connections as well as an intelligent and energy-efficient lighting system.
Maxime Kumpen adds: “The new offices have been designed with collaboration, productivity and hospitality in mind, with a renewed client area on the 6th and top floor. While we have always taken the expectations of our employees into account, we also wanted to be able to welcome our clients in the best possible way, with a floor entirely dedicated to professional meetings. In addition to a breathtaking view of the Brussels skyline with a panoramic, 360° terrace, the upper floor also has a coffee bar with barrista. At CBRE, hospitality is more than ever part of the company's DNA".
The new offices have been designed according to the concept of "activity-based working". In addition to flexible, department-based workplaces and several types of meeting rooms, CBRE employees also have access to a wide range of specific formal and informal workplaces that allow them to work in optimal conditions, whether together or alone, in consultation or supreme concentration.
Lionel Andries, Head of Workspace at CBRE Belgium, explains: "The strategic thinking behind the design of these new offices was based on the clean and flex desk principles. It has become an agile, flexible and organized workplace, where employees quickly feel at home. If they want to call without disturbing their colleagues, phone booths are available. If a team needs a space to brainstorm, they can book more creative spaces. Every effort has been made to adapt the workspace to the users and not the other way around. Our new offices therefore turned into a productive space for meeting, knowledge sharing, interaction, collaboration and co-creation".
Located along Brussels' inner ring road, at the crossroads of the Sablon, Louise and EU districts, as well as the historic city centre, the W16 building totals almost 10,000m² office space. This atypical building, consisting of three interconnected buildings, is owned by GLL Real Estate Partners. Previously, CBRE's Brussels offices were located in the Lloyd 7 building, on the edge of the Bois de La Cambre. The company was established there since 2007.
