CB Richard Ellis development department advised Philippe le Hodey (IPM) in the sale of the real estate company Trium Development holding as main asset the building “La Libre Belgique” situated on the avenue Emile Jacqmain 127 in Brussels to the company Landsbeeck (Kairos) and KVH (Dirk Cavens).
Landsbeeck is a well-known Belgian developer. The value of this transaction is estimated at 9.800.000 euro. Landsbeeck planned to rehabilitate the old headquarters of La Libre Belgique.
The program consists of ± 10.600 m² of office space and ± 2.000 m² of residential foreseen to be delivered in 2010. The site will be partly refurbished and reconstructed. The residential part will keep the old facades that are listed. The architecte in charge of this project is Jaspers, Eyers and Partners.
La Libre Belgique and La Dernière Heure left the building because it wasn’t adapted anymore to their needs. They decided to move to the Cinquantenaire, near the European institutions, in an old completely refurbished garage. IPM took 6.000 m² of office space in this building owned by Fortis Lease and ING Lease.
The Investment department of CB Richard Ellis has advised CBRE Investors in the acquisition of this project this summer, at the same time as the acquisition of the last phase of the Corporate Village, also a project from Landsbeeck and KVH.
This is the 6th successive transaction of CBRE Investors in Belgium, advised by CB Richard Ellis Belgium.
