CB Richard Ellis advised Carlyle Group in the sale of 100% of the shares of companies CEREP Serclaes I sprl and CEREP Serclaes 2 sprl holding as main asset de building T’Serclaes to CB Richard Ellis SPE III Holdings S.A.R.L.
The building, located in the heart of the city, near the central Station and the historical centre of Brussels, will be completely refurbished. After refurbishment, it will offer 17.000 m² of office and retail space. The building will be delivered by mid 2009.
The T’Serclaes was the previous headquarter of KBC. They left the building for their new headquarters avenue du Port. The Carlyle Group is one of the world’s largest private global investment firm.
CB Richard Ellis Strategic Partners Europe Fund is a fund created by CB Richard Ellis Investors and subscribed by American pension funds with a view to invest in real estate assets in continental Europe. The fund has already invested EUR 750 million in real estate assets in France, Italy and Germany.
According to Nicolas Orts, this type of transaction confirms the interest of well-known operators for reference buildings in the city center pertaining to a vacancy of 5%.
